Galvalume®and Galvanized are two popular substrates utilized in the metal roofing industry. Galvanized substrates feature a zinc coating applied to the raw steel, while Galvalume substrates feature an alloy of zinc plus aluminum. Silicone Modified Polyester, often referred to as SMP, is the "better" coating and performs well in general use; however, visible fade and chalk should be expected. In this scenario, polyester represents the "good" coating and is typically only used for basic shade and shelter applications due to its lower performance.

Beyond substrate and finish warranties, some commercial building owners also request a weathertightness warranty. Weathertightness warranties offer contractors and owners an assurance that the building will remain leak-free for a period of time. Most reputable manufacturers, including McElroy Metal, limit weathertightness warranties to their standing seam panel products. If you’re considering including a weather tightness warranty in project specifications, be sure to discuss your expectations for liability limits with all manufacturers included in the specification and ensure your specification is very clear on the desired liability limit.
