Why Modular Buildings Are Winning the Race to Occupancy
Across the United States right now, owners are trying to build faster than the labor market will let them. Data centers, manufacturing plants, substations, and the power infrastructure feeding all of them are going up at the same time, and they are all pulling from the same shrinking pool of mechanical and electrical contractors. When there are not enough skilled hands to go around, the schedule becomes the real constraint, and every month a facility sits unfinished is a month it is not generating value. Modular construction has become one of the most effective answers to that problem, because it moves the hardest, most labor-dependent work off the job site and into a controlled factory.
On this episode of Building with Metal, Debbie Erives, Vice President of Sales and Marketing at RDI Enclosures, walked through what modular construction actually delivers and where the industry is heading. Her background as a structural and mechanical engineer shows in how she frames the value: not as a product pitch, but as a way to make an unpredictable process predictable.
Modular does not mean portable, and that distinction matters.
This is the first thing most people get wrong. "We're talking about enclosures that are protecting equipment, that are pre-integrated, prefabricated, and ready to be shipped from our facility to a facility, be installed on-site permanently, and stay there," Erives explained. A modular building is engineered, assembled, and often equipped indoors, then trucked to the site and set permanently on a concrete pad. It is not a trailer you relocate later. Understanding that up front changes how an owner plans the foundation, the utilities, and the tie-ins.
The physical building is more substantial than the word "modular" suggests. A single module is limited mainly by what the road allows, so RDI ships enclosures up to roughly sixty-two feet long, fourteen feet wide, and fourteen feet tall on trucks that can run 170 feet from front to back. Multiple modules can be joined to go wider or longer. Inside that envelope is a structural steel base, a floor, insulated interior and exterior walls, and a roof system. RDI has standardized on McElroy's Mini-Rib for the interior skin, Mega-Rib for the exterior, and the 238T standing seam system on the roof, with insulated panels available when the application calls for them.
The core benefit is speed to start, and the numbers are significant.
According to Erives, moving a facility's enclosure work into the factory can remove twelve to eighteen months from a project's start-to-finish timeline. Much of that comes from doing the integration where it can be done every single day. A climate-controlled plant does not stop for a tornado, a cold snap, or a ninety-five-degree afternoon, which means the schedule holds. "It isn't snowing inside when it's snowing outside," as she put it. The moment a building leaves the factory, all of those weather and holiday variables return, so the goal is to compress as much high-value work as possible into the controlled window.
Here the honest tradeoff is worth naming, because it is where the real bottleneck lives. The manufacturing time is the predictable part. The slow part is the front end. "Shockingly, the largest part of the process is the engineering, iterative part of the process," Erives said, because customers often arrive knowing they need space without knowing exactly what goes in it. RDI builds nearly everything custom, so an integrated e-house can run roughly twenty-four to forty-two weeks from order to shipment. Once the design is locked, though, repetition pays off: subsequent identical units can ship just a couple of weeks apart. That predictability is valuable enough that some data center owners buy their e-houses and put them in storage rather than risk losing their place in the build.
The reach of these enclosures goes well beyond data centers. An e-house is simply electrical equipment housed in a shelter that cleans and stabilizes incoming power or stores renewable energy, and that need shows up across the economy. RDI got its start in natural gas, building climate-controlled enclosures over separator tanks so water does not freeze, and supply stays dependable at twenty below. Substations, telecom, railroads, municipal pump and boiler houses, and government facilities that require bulletproof panels all use the same approach. Data centers are the loud market at the moment, and the power infrastructure needed to support them is close behind, but the underlying logic applies anywhere equipment needs a durable, integrated home delivered on a reliable schedule.
Delivery itself is a genuine operation, not an afterthought. These are not lightweight boxes. The average building runs around fifty thousand pounds, and the largest data center enclosures RDI ships now approach 120,000 pounds in a single module. Setting one requires a ready site, a cured concrete pad, a crane, and enough clearance for the truck to get close. As Erives put it, "None of it is cheap or easy, but it is cheaper and easier than manufacturing on-site." That comparison is the whole case for modular in one sentence.
Looking ahead, she sees the model expanding in two directions. First, power infrastructure follows data centers as the next major wave. Second, and further out, entire facilities get built as modules rather than assembled piece by piece in the field. "This is going to be the next thing in ten years: we're going to be building modules of an entire manufacturing facility," she said, pointing to a soybean crush plant reportedly built and stacked in modules. RDI is already in the design phase for stacked buildings that could go vertical at ports and data center sites, something the company has not yet manufactured but is actively engineering toward.
For an owner considering modular for the first time, the starting point is straightforward. It usually begins with running out of room, whether that is a control room, a small on-site data center, or a boiler room. From there, the two things the owner needs to bring are a clear sense of what goes inside the enclosure and the permit and utilities to support it on their site.
